Leasing Criteria

The criteria by which we decided whether or not to approve a rental application can vary by property and is outlined in the first section of our online application. Applications are specific to each property. To view the application for the property you are interested in please go to the Properties For Lease page and click the "Apply Now" button under the listing for the property you are interested in.

The majority of the rental properties we manage require the following minimum criteria for application approval:

  • Credit score of 585 or higher
  • Income that is 3x the monthly rent (pre tax)
  • Clean rental history (no evictions or prior landlord debt in last 5 years)

The majority of the rental properties we manage require the following funds be paid at or prior to move in: 

  • Security deposit equal to 1 months rent (due upon application approval and typically refundable at move out)
  • Pet deposit (if pets allowed) due no later than move in
  • A full months rent due at move in regardless of move in date. (we prorate the 2nd month if move in occurs after the 1st of a month)
